Painting versus restoring: know which one you are buying
A lot of people ask for a "roof paint" when they need a restoration, and a lot of companies sell a "restoration" that is really a paint job. The difference matters because paint does not fix leaks. It seals and protects the surface and changes the colour. It will not hold a loose ridge cap in place or stop water getting through a cracked tile or a rusted valley.
Before you get quotes, ask the roofer or painter to confirm three things: the ridge pointing is sound, there are only a handful of broken tiles, and there is no rust-through on a steel roof. If all three are true, a coating-only job is the right spend. If not, budget for the repairs first.

Signs your roof is ready for a repaint
A roof does not need painting just because it is old. Look for these signs instead:
- Colour faded unevenly, with patchy or bleached sections on the sunny side.

- Moss and lichen coming back within a year or two of a clean.

Roof paint, membranes and heat-reflective coatings
There are three broad types of coating sold for Australian roofs:
- Standard acrylic roof paint. The cheapest option. It looks good when new and suits a roof in decent condition, but it is a thinner film and usually needs recoating sooner.
- Roof membrane coatings. Thicker, more flexible acrylic systems that bridge hairline cracks and move with the roof as it heats and cools. They cost more per litre and need to go on at the specified thickness, but they generally last longer.
- Heat-reflective or "cool roof" coatings. Formulated to reflect more of the sun's heat, even in mid-tone colours. They make the most sense in hot climates where the roof space bakes in summer.
Colour usually does not change the price within a product range. It does change how hot your roof gets. A pale grey or off-white roof can sit tens of degrees cooler on a summer afternoon than a charcoal one, which helps upstairs rooms and air-conditioning bills in Brisbane, Perth, Adelaide and western Sydney. Is painting the roof worth it?
On a concrete tile roof that has lost its surface, yes, usually. A sealed and coated tile absorbs less water, grows less moss and stays sound for longer, which pushes back the day you need a restoration or a new roof. The resale argument is real but modest. Buyers notice a tired roof from the street, and a fresh roof makes listing photos look better. When painting is the wrong job
- Failed ridge pointing or many broken tiles. Paint over the top looks fine for a season and leaks anyway. Get the repairs done first.
- Glazed terracotta. Coatings struggle to bond and peel. Clean it and leave it.
- Asbestos cement roofs. These cannot be pressure cleaned, because high-pressure water spraying of asbestos is prohibited under WHS regulations. Get the roof tested before anyone quotes.

Steep roofs, two storeys and things in the way
The price tables above assume a single-storey roof at a walkable pitch with nothing much on it. Real roofs often have complications, and each one adds to the quote.
Two storeys. Scaffold or a full perimeter edge protection system costs more on a two-storey home, often $2,000 to $4,000 compared with about $1,000 on a single-storey. Getting the pressure cleaner, hoses and spray lines up there also takes time.
Steep pitch. On a roof steeper than about 30 degrees, painters work in harnesses tied to anchor points and move far slower. Expect 20% to 40% more labour than on a standard pitch.
Solar panels. Painters cannot coat under panels without removing them, and removing panels is electrical work for a licensed electrician or solar installer. Most owners leave the panels in place and accept unpainted tiles underneath, which nobody can see. If you are planning a colour change, discuss it first, because a strip of the old colour can show around the edges of the array.
Aerials, vents and skylights. These need masking and careful work around the flashings. A skylight with a perished seal should be fixed before painting, not painted over.
Tight access. If the painter cannot get a ladder or hoses close to the house, or neighbours' houses are within a metre of your roof edge, expect extra time for masking and shielding.
Getting your home ready
A little preparation on your side saves the crew time and saves you money. Move cars out of the driveway or carport, and bring in washing, outdoor cushions and anything you would not want speckled with paint. Close windows on the day of spraying. Clear the gutters of leaves or ask the crew to include it. Let neighbours know when the spraying days are so they can move their cars too. Licences and rules by state
Roof painting is lightly regulated compared with roofing, but there are still rules:
- NSW: painting is residential building work, so jobs over the current $5,000 licensing threshold need a painter with the right licence. Check it on the NSW Fair Trading website.
- Queensland: painting work valued over $3,300 needs a QBCC painting licence. You can search licences on the QBCC website.
- Western Australia: painters must be registered with Building and Energy for work above a set value. Check the current threshold with Building and Energy.
- Victoria, SA, Tasmania, ACT and NT: painting on its own is generally not a separately licensed trade, but tile repairs and any metal sheet replacement may fall under building or roof plumbing rules. Weather, timing and what happens on the day
Most single-storey roof paint jobs take two to four days of work. Day one is the clean, and the tiles then need to dry, ideally overnight in sunny weather. The sealer goes on next, then two top coats with drying time between each. Crews mask windows, walls and solar panels, and they should cover cars or ask you to move them.
Coatings need dry weather and mild temperatures. Most products should not be applied if rain is expected within a few hours or if heavy dew will settle on uncured paint overnight. In the south that makes spring and autumn the prime season. In Brisbane, avoid the storm-heavy months if you can. In Darwin, the dry season is the only practical window. A painter who postpones because of the forecast is doing the right thing.
Warn your neighbours. Even with masking and careful spraying, a breeze can carry mist. Good crews spray when wind is low and use shields at boundaries close to neighbouring houses.

- Is the pressure clean included, and how will you protect gardens and downpipes from run-off?
- How many tiles or how much pointing touch-up is included in the price?
- What edge protection or fall protection will you use?
- Who provides the warranty, the contractor or the manufacturer, and what does it cover?
- What is your licence or registration number, and can I see your insurance certificate?
Red flags include door-knockers with "leftover paint from a job down the street", a single coat presented as a full system, cash-only pricing, and deposits above your state's legal limit.
How long a roof paint job lasts
A properly prepared three-coat system on concrete tiles generally lasts around 10 to 15 years before it looks tired. Thin paint jobs with no sealer often fade and chalk within five years. On steel roofs, a good repaint can last 10 years or more, as long as rust was treated properly first.
You get more years from the job by keeping gutters clear, trimming overhanging trees and giving the roof a gentle wash every few years where leaves and dust build up. Do not pressure clean a freshly painted roof at high pressure. A soft wash or low-pressure rinse is enough.
Ways to spend less
- Get the roof painted while it is still sound. Once tiles are porous and pointing fails, the job becomes a restoration that costs twice as much.
